Richard Alan Scientific Building in the Business Technology and Research Park (BTR) of Western Michigan University in Kalamazoo, MI

Waterland Properties assembled a group of local investors to construct a new facility for Richard Alan Scientific, who then signed a fifteen-year lease on the property and occupied it. The 115,000 square foot office/assembling/research building has since been resold to a national investment group.


Proline Building, in the Business Technology and Research Park (BTR) of Western Michigan University in Kalamazoo, MI

Waterland Properties constructed and fully leased out this twenty-four thousand square foot multi-foot office/engineering building in the Business Technology and Research Park of Western Michigan University. The building has since been sold to a local investor.


Stryker Corporation, Kalamazoo, MI

Waterland Properties, along with three other local investors, assembled an eighty-acre piece of vacant industrial land declared non-strategic by Pharmacia. This land, using many tax incentives and abatements provided by the City of Portage, was eventually sold to the Stryker Corporation. Since then Stryker has constructed a 442,000 square foot industrial facility, with excess land for future industrial expansion.


Kellogg Advanced Research Facility in Fort Custer Industrial Park in Battle Creek, MI

Waterland Properties disposed of the Kellogg Advanced Research Facility for the Kellogg Company after it was deemed non-strategic. Waterland Properties, working closely with the city of Battle Creek's economic development branch, Battle Creek Unlimited, created a package of tax incentives and tax abatements to encourage the transaction. The new owner, after investing more than $10,000,000. in facility upgrades and improvements, now has over 200 people working at the newly revamped facility.


The Quads Office Complex, Portage, MI

The 385,000 square foot office complex was sold to a Chicago investment group in 2001. The sale was facilitated by negotiating a lease-back by the seller, Pharmacia Corporation, of 100,000 square feet.


The Core Building, Battle Creek, MI

Waterland Properties is in the process of redeveloping the 21,399 square foot light industrial Core Building in the Fort Custer Industrial Park in Battle Creek, Michigan. Several Interested parties are exploring the possible use of this building at this time.


Commerce Pointe, Battle Creek, MI

Waterland Properties redeveloped the historic Battle Creek post office, arranging for an historical tax credit and completing a Program of Preservation and Utilization to convert this structure to modern multi-tenant office use. At this point the building is 94.5% occupied with many long-term tenants.


5701 Dickman Road, Fort Custer Industrial Park, Battle Creek, MI

Waterland Properties working with the city of Battle Creek's economic development branch, Battle Creek Unlimited, has redeveloped this 123,000 square foot industrial building into multi-tenant use. The use of the Brown Field Redevelopment Act and various other tax incentives helped to modernize the building , and the transaction was financed with Industrial Development Revenue Bonds. At present time this building is 100% occupied.


Columbia Plaza, Kalamazoo, MI

Waterland Properties assembled a group of local investors to purchase the Columbia Plaza office building, formerly the Columbia Plaza Hotel. At present the ownership is investing capital into the retenanting and modernization of the building. Several new tenants have already been procured, greatly improving the occupancy level of the building.
